Woodfield Property Management, LLC (“Woodfield”) is a property management company for residential homes and condominiums in Atlanta. Our mission statement is simple: Provide a convenient way for home owners to manage, maintain and repair their properties with one source that will provide first class services at a great value.

Whether you have a ten thousand square foot home with several acres of manicured landscaping or have a two bedroom and one bath bungalow in Peachtree Hills, we want to help you maintain, repair and be the invaluable link between you and your tenant(s) to insure that your property/asset is operating and maintained in order to appreciate in value and keep your tenants/clients as great renters.

We understand that you do not have time to answer every call and concern that a tenant has. Further, the maintenance and repair for your property can be timely and professionally handled while minimizing these costs due to our in-house construction experience. (The owner is a licensed general contractor and broker.)

We can customize a specific management program that is tailored for you and your tenant; you may want to handle the collection of rent and communications with your tenant or we can perform these duties as well with all maintenance, repairs or renovations included. We can handle anything from your weekly maintenance such as pool services and landscaping to seasonal maintenance such as heating and air conditioning services.

We have excellent relationships with any and all vendors and subcontractors that would possibly be needed to handle any repair or maintenance issue on your property. Further, we pass on the great pricing we receive directly to you to maintain the lowest operating costs available.

The management team consists of a licensed general contractor and real estate broker. 

Our fees are very competitive and reasonable.

For about 6% (adjustable for high rents/$80 min.) of the monthly rent we will:

  • Rent collection and all communications with tenant. (CC you on all.)
  • Address any needs, concerns or repairs that your tenant reports. Give you a report on what repairs or upgrades may be needed and the costs associated with them. Schedule repairs to be completed.
  • Insure that any regular maintenance is performed as needed and at a reasonable rate. (i.e. HVAC service, chimney, gutters, paint)
  • Regular inspections of property and provide a report of anything of concern that needs to be addressed. Pricing for each item included.
  • Check in with your tenant at least once a month.
  • Detailed and accurate accounting reports.

We are not limited to only the aforementioned. We can handle weekly and monthly maintenance as well:

  • Landscaping: Lawn and irrigation maintenance, tree pruning, annual plantings etc.
  • Swimming pool services

Fees:
We DO NOT charge for repairs if a service/maintenance can be performed without us having to go to your property. EXAMPLE: If a service person needs to go and perform a service (HVAC, plumbing repair) and the tenant can meet them or if they can perform the work without getting in the home, then you are ONLY charged for the cost of the invoice. We handle negotiating, coordinating and paying the invoice on your behalf. We DO NOT add a fee in addition to the charge.

Any repairs, maintenance, construction or restoration beyond the scope of a service company are negotiated on a case by case basis. A detailed proposal for the cost of work will be provided.

If we need to go to the property for anything, we charge a $75 trip fee. One trip to the property every 60 days is included in the monthly fee for an inspection.

We DO NOT charge for new tenants.

There is a one-time charge of setting up an account of $150.00.

Accounting:
Professional, accurate and comprehensive statements are provided on a monthly basis and all quarterly and year-end tax requirements are provided. Copies of invoices with descriptions for all maintenance and repairs are provided. Proceeds from property can be mailed or be direct bank deposit. (if applicable.)

Maintenance and Repairs:
We manage and check all maintenance and repairs. The firm’s managing partner is a licensed general contractor and has over 20 years of construction experience. We do not have to depend on more expensive third party general contractors to perform repairs and maintenance. We establish a regular schedule for evaluating and inspecting your property and let you know what should be routine, scheduled maintenance items.

Tenant Service:
Our responsiveness to concerns, repairs and maintenance is second to none and handled in a professional and timely manner. A record is kept of all communications and you are updated on a regular basis.

Communication:
We are always available for timely information about your property and how it is performing and how it is managed. We keep you aware of ongoing repairs and maintenance projects. If requested, we can also recommend and provide costs for projects and upgrades to the property that we believe will enhance its value. If you live out of town, we can send you an inspection report with pictures that let you know what is going on with your property.

  • Income check

Perform a professional energy audit:

We can provide a professional energy audit of the home to see if there are any areas where energy could be saved. This could help with marketing the property. Many prospects typically ask what the utilities cost per month. Of course, the costs will vary each month and for each tenant(s). The cost of the audit is the responsibility of the owner.
